At Ariane’s Guesthouse in the 3 Zinnen Dolomites, all studios offer high-quality amenities including bed linen as well as towels.

The modern kitchens are equipped with an Airfryer oven, providing maximum flexibility during your stay in Sexten/Sesto.

A mid-stay cleaning is available on request. For stays of 8 nights or more, one cleaning is automatically included (80 €).

We are also happy to take care of your personal laundry on request (additional charge).

For a relaxed start to your holiday, you may pre-order a stocked fridge with selected regional products.

Prices & Information

Prices are per person per day, excluding a local tax of €3.00 per person (from age 14), payable on site. Children are warmly welcomed at Ariane’s Guesthouse in the 3 Zinnen Dolomites.

Discounts for children as well as additional persons are already included in your non-binding offer.

Flexible Pricing

Our prices vary depending on room category and demand in Sesto. This flexible pricing model offers attractive benefits for early bookings. All rates are subject to availability at the time of reservation.

Child Discounts & Additional Persons

0–3 years: € 25.00 per night in a baby cot (Culla)
From 4 years: additional person € 60.00 – € 80.00 per night (depending on season and category)

Short Stay

For stays of up to 4 nights, a short-stay surcharge of €25.00 per night applies due to additional operational effort.

From 4 nights onwards, this surcharge is waived completely.

Occupancy

For single occupancy of a studio, the price for two persons applies.

Best Price Guarantee

By booking directly through our website, you benefit from the best price guarantee for your stay in the 3 Zinnen Dolomites.

Deposit

A 50% deposit of the total amount is required to confirm your booking.

Payment Methods

We accept cash payments up to €4,999 as well as EC/debit cards, Mastercard, and Visa. Diners Club and American Express are not accepted.

Final Cleaning

A professional final cleaning fee of €90 is charged per stay at Ariane’s Guesthouse. This fee covers the thorough cleaning and preparation of the accommodation for future guests. Excessive dirt, damage, or cleaning requirements beyond normal use may incur additional charges.

Holiday & booking information

Check-in & Check-out

On the day of arrival, the flats are ready for check-in from 15:00.
On the day of departure, check-out must take place by 10:00 am.

Pets

We love nature and we love animals. However, we ask for your understanding that pets are not allowed in our flats.

Smoking

Our entire house is a non-smoking area. We ask for your understanding.

Cancellation policy

Up to 30 days before the agreed arrival date of the guest at the latest, the accommodation contract can be cancelled by the guest without payment of a cancellation fee using a unilateral written declaration. (If a refund of the deposit paid is requested, the total amount minus a processing fee of € 50 will be transferred back, otherwise, the amount can also be credited for a next booking). In the event of cancellation by the guest, the guest is obliged to pay the following cancellation fee:

Cancellations up to 30 days before arrival are free of charge.
For cancellations 15-30 days prior to arrival, 50% of the total price will be charged.
For cancellations made 14 days or less before arrival, we charge 100% of the total price.
In the event of cancellations at short notice, no show, late arrival and/or early departure, all booked days will be charged.

Travel cancellation insurance
